TenantLedger is a peer-to-peer tenant damage and non-payment database built for property managers. When you report a problem tenant, other managers on the network can search that history before signing a lease — and vice versa. It's the screening layer traditional tools were never built to provide.
Submitting a report is always free. Log in to your account, click Submit Report, then fill in the tenant's name, property address, issue type (damage or non-payment), a description, and any photos. It takes about two minutes. Photos are optional but help admins verify reports faster.

Yes! Go to your dashboard and click Import Records (CSV) or the Import tab. Upload a CSV file with columns for tenant name, property address, issue type, description, and optional estimated cost and date. You'll see a preview before importing, with duplicate detection built in. Submit 10 or more reports (via CSV or individually) and you get 6 months of free unlimited searches as a thank-you for contributing to the network.
Reports are submitted by verified property managers and reviewed by TenantLedger admins. We moderate all flagged submissions and remove inaccurate data when a valid dispute is filed. Submitters must certify the accuracy of their reports before submission.
We accept all common image formats including JPG, PNG, WEBP, HEIC, HEIF, BMP, TIFF, GIF, and more. Maximum file size is 15MB per photo. You can upload both a tenant photo and damage photos when submitting a report.
Yes. You can view all reports you've submitted from the My Reports section in your dashboard. To edit or remove a report, contact support with your report ID and the requested changes. Admins review all removal requests within 48 hours.
Yes. TenantLedger only stores factual property damage and payment records — not information about race, religion, national origin, sex, disability, or familial status. Reports describe what happened at a property, not who the tenant is as a person. We do not collect or display any protected class information, and our platform is designed to comply with the Fair Housing Act.
